10 Best Places To Stay In Newport, Isle of Wight - 2025
accommodation near to the Isle of Wight Festival
Newport is the Isle of Wight's county capital. It's got the Island's best range of big-name shops, good public transport links and it is also home to the Isle of Wight Festival.
It's not exactly a party town during the rest of the year, but there are enough bars for a night out and an 11-screen cinema.
If you are looking for accommodation near to the Isle of Wight Festival, Newport should be the first place to search, although the good ones get booked up very early.
If you want to stay somewhere with seaside attractions for the children or somewhere picturesque and quiet, then I would suggest you look elsewhere on the Island. Check out our guides to:

Here is our pick of good value places to stay in and around Newport (in no particular order).
1. One Holyrood, Newport (B&B)
This Bed and Breakfast has glowing reviews on Trip Advisor (4.5/5) and is an attractive Grade II listed building with exposed wooden beams. The location is really central, and it's near to Newport's attractive quay. One Holyrood gets booked up early for the Isle of Wight Festival, because it's easily within walking distance.
You can walk from Newport bus station in about seven minutes, or perhaps ten minutes if you are dragging a suitcase and carrying your jaunty festival hat. Newport bus station is the best connected on the Isle of Wight and will get you to and from the ferry ports very easily. I would get the 'normal' bus rather than the festival shuttle buses, as they take you to the camping site rather than to Newport town centre.

2. Island Riding Centre, outskirts of Newport (self catering, sleeps 4-10)
The Island Riding Centre has eleven self-catering cottages which were built in 2017. As well as getting decent reviews, three of them are also some of the most accessible accommodation we've found on the Isle of Wight, with wet rooms and adjustable height worktops.
Reviews for the overall site average 4.6/5 from 200+ customers.
The properties accommodate a range of group sizes, with mostly horsey-named options including:
Distance from the Isle of Wight Festival site: about a 40-minute walk. There isn't a pavement for a lot of the way, so I wouldn't walk it. It is on a bus route or you could share a taxi.

(Or you can compare all eleven cottages here)

3. Premier Inn, Newport (B&B)
Premier Inn is in Newport on the Isle of Wight Festival Site. It's worth looking at their prices if you are visiting for a day or two, particularly off peak and if you can book long in advance. Look out for sales and you can sometimes get rooms for well under £50, which can squeeze two adults and two children into it. Bands at the Isle of Wight Festival stay here, so you might end up in Paul McCartney's bed. Breakfast for guests is provided in the nearby Beefeater restaurant.
Distance from the Isle of Wight festival site: zero, but it's not available during the festival unless you are Paul McCartney.

4. Fair Isle Cottages, outskirts of Newport (self catering, sleeps 6-8)
These four classy self-catering holiday homes began to appear in 2020 on a rural spot on the edge of Newport.
The smaller ones - Fisher and Fastnet - are lodge style properties which sleep six people in three bedrooms. They have balconies or decking which make the most of the view. The kitchens are modern and open plan and have dishwashers and plenty of space.
The larger ones sleep eight people in four bedrooms and are two storey. They are called Trafalgar and Viking. You don't get a balcony but you do get good views across a rural part of the Isle of Wight.
All four of the Fair Isle Cottages are dog friendly. You can bring two pets to each one.
They were previously known as Hill Top Dairy.
You'll find them on the road leading from Newport to Robin Hill. It's a fairly busy road but only by Isle of Wight standards.
The same location is also home to three cottages, which have more of a 'country cottage' vibe.
Distance from the Isle of Wight Festival: it's only 25 minutes' walk to the site, but it's mostly along a road without a pavement so I would suggest getting a taxi or bus.

5. Travelodge, Newport (B&B)
In my experience, Travelodges are a bit hit and miss but the Newport one has decent reviews overall of 4/5. It opened in 2007. I've included it in our top 10 because it's a good budget option for a lone traveller or for a couple.
It is pretty much in the high street, so it is walking distance from Newport bus station, and you have a nice choice of places for meals nearby including Correo Lounge (see our guide to eating out on a budget for more ideas). Travelodge prices fluctuate quite a bit, depending on demand.
Distance from the Isle of Wight Festival site: 20 minute walk
There is also a Travelodge in Ryde, which is 30 minute bus to Newport bus station. It scores an impressive 4.5/5 on TripAdvisor.

6. Newport Quay Hotel (B&B)
Newport Quay Hotel will appeal to those who enjoy an historic property, rather than a budget hotel with an MDF wardrobe and a vending machine. It is Grade II listed, older than the United States of America (17th century) and has features including four poster beds...and WiFi! There are 12 bedrooms in total.
It scores 4.5/5 on TripAdvisor at the time of writing and is very close to One Holyrood, which we mentioned earlier.

7. Ralph's Barn, outskirts of Newport (self Catering, sleeps 4)
Ralph's Barn is just on the outskirts of Newport, occupying a more picturesque location than others in this top 10. The converted barn describes itself as VIP self-catering, with a hot tub/jacuzzi and a chic interior as well as modern conveniences. It's best value if you are in a group of four (two couples) - there's one bedroom and a fold out sofa bed in the lounge.
Distance from the Isle of Wight Festival: 35-minute walk, although the Booking.com information page is also keen to tell that it's just 16.8 miles (and a ferry journey) from the Mary Rose Museum in Portsmouth. Er...thanks? The road doesn't have a pavement for the first half mile so I'd be wary of walking into Newport.

8. Kids Love Yurts, outskirts of Newport (glamping, sleeps 6)
Kids Love Yurts is a small glamping site aimed at families, which is just on the edge of Newport. For the uninitiated, the idea of glamping is that you get the breezy outdoors benefits of camping without having to squat in a ditch or sleep on a cold floor.
They don't allow adults-only holidays and the yurts are called Kingfisher, Robin and Woodpecker.
Each yurt is big enough for six people.
Distance from the Isle of Wight Festival: 40 minutes' walk, but you'll probably need to drive as there's no pavement for a lot of the journey.

9. The Stag, Outskirts of Newport (B&B)
The Stag is on the north side of Newport, towards Cowes. It's better known as a pub but it's also got some accommodation. They only have four rooms, all of which are en-suite (one twin, two doubles, one single). It's not a particularly picturesque location but it's near to the fast ferry from Southampton.
Distance from the Isle of Wight festival site: about a 45 minute walk (it looks closer on the map, but there is a river in the way).

10. Calm Waters, Island Harbour (sleeps 8)
Island Harbour is just to the north of the Isle of Wight Festival between Newport and Whippingham. There are lots of modern properties around the harbour but there aren't all that many available for hire.
We've found this one - Calm Waters - which sleeps eight people in four bedrooms and has a private hot tub.
From here, you can walk to the Folly Inn in about 20 minutes.
Outside of the Isle of Wight Festival, there is a footpath and cycle path that goes from Island Harbour towards Newport town centre via Seaclose Park (read the blog).
